
11-15 Grosvenor Crescent
11-15 Grosvenor Crescent is located between Hyde Park Corner and Belgrave Square and underwent a major conversion from commercial offices into high end luxury residential apartments. No. 14 and 15 were demolished behind a retained Grade II listed facade and replaced with a new 6 storey residential building. No. 11 to 13 were refurbished and converted back into residential units whilst the extensions to the rear of these buildings were demolished and replaced.
Burgess were engaged by Wainbridge as the Commissioning Managers for this project which entailed the planning, management, coordination, monitoring and collation of records associated with the delivery of fully commissioned building services. This role included the management of environment monitoring, vertical transportation, life safety, security and communication installations. Our appointment delivered both the shell and core and fit out elements of the development.

Project Challenges and Characteristics
Given the individual nature of each apartment, existing building constraints and satisfying what was effectively eleven new owners demanding eleven handovers and possible demonstrations to their respective representatives; Burgess considered this an extremely complex project demanding close co-ordination between all members of the delivery team, consultants and external approving agents.
Our flexible “look ahead” approach and depth of knowledge engaged through all phases of the construction process, led to being part of a successful handover.
The project had more than its fair share of challenges. Retaining listed facades, internal finishes and structures whilst integrating all these with the new building, underground structures and the entire building services and finishes fit out certainly raised the bar.
Burgess were appointed by the developer, Wainbridge, at Design Stage 3 as the overall project commissioning managers. Our task was to pull together the construction and services teams for both the shell and core works and fit out.
Whilst Mace had been appointed as the shell and core principle contractor, the fit out including the services elements were to be delivered by Ant-Yapi, at that time Grosvenor Crescent was their first major UK contract.
Burgess’ task therefore was to guide them through the requirements for successful handover, this included Building Control compliance witness liaison and the production of the project Operating and Maintenance manuals, utilising Burgess “User Books” O & M software.
Additional challenges included:
- Completion of the shell and core commissioning and handover during the fit-out period
- Sectional completion of apartments and town houses for early occupation
- Sectional black building and integrated system testing during building occupation
- Final building BBT and IST
- Integration and coordination of maintenance access given the extensive use of marble finishes
